As a local estate agents in Barry we have seen the popularity of buying a property in the area rise. As a first time buyer, Barry is a great opportunity to get on the property ladder. Surrounded by local independent shops, beaches on our doorstep, and being 10 minutes from Cardiff, Barry is a great place to set up home.
Whilst buying your first property is an exciting time, it’s not without its challenges, and at times can feel overwhelming.
We have put together 7 top tips for first time buyers to help make the whole process that little bit easier:
Get your finances in order. Take advice from a reputable independent financial adviser so you are clear on what you can and cannot afford. Knights Estate Agents can recommend Suzanne King from CBK for financial advice. Suzanne is an independent financial adviser based above our sales office, which is convenient when you’re looking for a property!*
Don’t overstretch yourself. Understand what you can afford and how much work you can take on.
Have an open mind on locations. If you are looking to buy in a desirable location such as the West End of Barry, you need to be aware that properties are generally more expensive in this area. If they are out of your price range, why not look at another area – you may be pleasantly surprised of what you can find!
Be prepared to compromise. You will probably have to compromise on some of your search criteria to get on the property ladder. You may not able to find a 3 bedroom house, with a large kitchen and south facing garden with sea views in your budget, so you may have to accept that this may not feasible right now and find where you can compromise. Try to think of the long term. It may not be your “forever home”, but it is a huge step in the right direction.
Be realistic about taking on a “project”. If you’ve never had experience in renovations before, try not to take on a property that requires too much work. It could cost you more in the long run.
Take advice from family. They are most likely to have gone through the house-buying process so their advice will be invaluable.
Ask someone you trust to view the property with you. It’s easy to be dazzled by the prospect of having your own space to call your own, so it’s worthwhile having someone you trust who can see the practicalities of a property and whether it will be a worthwhile investment for you.
